Construction for warehouse building downtown, to be transformed into ‘Ironside Newark’ retail and office hub, officially begins

One of the signature features of the new Mulberry Commons development, which will span downtown and the Ironbound, got off to its official start earlier this week.
Ironside Newark, described as “a transformative 21st century workplace,” celebrated its ground breaking on Wednesday. The massive, 450,000-square-foot warehouse building located at the corner of Edison Place and McCarter Highway will be transformed into a commercial and retail hub, and will leverage the city’s superfast internet, which officials hope will attract creative and tech companies to the development, and access to Newark Penn Station a block away, putting it at the crossroads of PATH, New Jersey Transit, Amtrak trains, buses, the light rail and Newark Liberty International Airport.
The six upper floors of the building will be dedicated to offices, including a rooftop green space. The bottom two floors will offer commercial space for retail that will open out to the soon-to-come Mulberry Commons Park.
“Mulberry Commons will serve as a catalyst for Newark’s continued transformation into a dynamic, walkable community, and Ironside Newark is an important component of activating this critical section of our downtown,” said Mayor Ras Baraka, according to a statement about the project.
Ironside Newark is being developed by Edison Properties and was designed by New York-based architecture firm Perkins Eastman. Newmark Grubb Knight will be the exclusive office space leasing agent for Ironside Newark, and Marta Pearson Villa of JLL will lease Ironside’s retail space.
Construction on Ironside Newark is estimated to last about 18 months, with officials planning to open the building in the fall of 2018.
